TRANSCRIPTION: Today you will learn a little-known misconception about New Zealand apartments, hidden costs and problems, essential steps to reduce complications and other practical tips you can implement now. 1. Fire Safety Your house is your castle. You want to be safe in a place where you sleep and live. New Zealand experiences over 300 apartment fire incidents per year. Here the fire trucks have a 7-metre high ladder that can reach only up to 5 storeys. However, New Zealand is constructing taller and bigger buildings that will house a lot more people. More residents mean a higher chance of an incident due to a human error. Some of the apartment buildings are over 50 storeys. If there is a fire and you live on the 45th floor, then you have a long walk down the stairs to reach your safety. If you invest in the long term, this will be a common issue soon because living in apartments will be more widespread in the future. Therefore, if you buy for yourself or your family or you want to have good tenants, you have to think about it and consider safety features. I would be interested to know what do you reckon about it. Do you think about the safety features of an apartment when you buy it? 2. The Body Corp Rules That You May Not Be Aware Of While you are the owner of the apartment, you have a lot of rules to follow and a little control. For example, if you like letting your real estate on Airbnb or similar websites, it will not happen as easy as it was last year. An ever-growing number of body corps include it as a standard rule that you can not do any commercial accommodation operations. Do you love pets and want some company in your apartment? Some body corps do not allow it. It can be due to the noise control or some other reasons. Another common rule relates to your gas cookers. Some families prefer cooking with gas, but in many cases, it is prohibited too. If you have done the renovation and your neighbour notices that you have got a gas bottle outside the apartment you may be required to reinstate the property to the original condition. Gas bottles can also breach the contract with the insurance company, and if something happens to the building, you may be liable. Do you want to add a heat pump to keep you warm during the winter or cool in the summer? It took me months to get approval from the majority of the property owners. In their view, it can create additional noise or change the look of the property thus reducing the value of the real estate. The next body corp rule also relates to renovation. For example, if you want to change windows or doors to improve insulation in your apartment, you have to get the approval as well. Thus, you have to get a majority to agree with what you are trying to do. You buy something, but you have limited control over what you can do in your apartment. Thus silver is a commodity, and the price is therefore ultimately governed by the laws of supply and demand. Silver is often called "the poor man's gold". In relation to its scarcity, silver is very cheap compared to gold. The gold market itself is small - the silver market is much smaller again, which means it has significant volatility, which we will talk about later. There is also a difference between physical market silver which is physically shifted around or stored and the paper market, which is roughly a hundred times bigger. Again, we will be discussing this later. Most above ground gold is still around - it's been there since it was mined. Silver on the other hand has been consumed - above ground stocks of silver are very limited - there are no Government stockpiles, as there once were. This is an important point - in actual fact, real silver is scarcer than real gold. Under an inflationary scenario, the price of silver will increase significantly, along with the price of gold, as investors worldwide lose faith in their rapidly depreciating paper money. Because Governments try to print their way out of any incipient deflation, if we really were to experience a deflationary environment, which several commentators believe is likely, because of the fantastic wealth destruction which has occurred, and is continuing to occur, then trillions more dollars will be created out of nothing - which will result eventually in hyperinflation. At the present time, the paper market for silver and the physical market are disconnected. The paper market is manipulated - there is definite evidence out there that the banksters, are shorting the hell out of the paper silver market to force the price down at certain times, and hold it there. But we have strong upward pressure. On the other hand, the physical market is tight as a drum - lots of investment demand - silver eagles being cranked out at record volume - and just try to buy silver in New Zealand in any volume. The worldwide supply of silver is dwindling; at current rates of usage we have less than a decade's worth left. If you think that it is impossible for the price of silver to reach hundreds, if not thousands of dollars per ounce, you might want to look at palladium, which is a precious metal that is also used industrially, which exploded in price from less than $100 per oz in 1992 to over $1000 per oz in 2000. Industrially, palladium and platinum are interchangeable. We can also look at the platinum chart. So use the volatility to your advantage! Buy on the heavy pullback, which will certainly occur - possibly up to 50%. To quote Robert Kiyosaki who is well known in New Zealand particularly for his real estate investing books "Silver is a smoking deal". Investing In Silver in NZ: In terms of physical silver, the alternatives are basically ingots and coins. 99.9% purity is a minimum you should look for to make it considered as investment bullion, and therefore not subject to GST. ETFs - these are stocks you can buy that track the price of silver in the paper market - many commentators are wary of these though, and suggest they be used only as trading vehicles. Caveat Emptor There are silver mining companies to invest in directly and also companies that are royalty companies - they don't actually mine silver, but cream off a percentage for every ounce mined. MSI Global's Doing Business in New Zealand Series: Michael Woodward of Christchurch accounting firm Mackay Bailey talks about New Zealand as an incredibly investment-friednly nation, especially when it comes to property - including rural, residential and commercial property. He explains that foreign investors do not have to be an NZ national or even resident in New Zealand, however, there are Overseas Investment Office (OIO) rules that need to be adhered to - investments of more than $100 million need approval, as do investments in a range of 'sensitive land' parcel - that can be as small as 0.2 of a hectare on foreshore land. That aside, this should not deter investors - there is a huge amount of foreign investment into property, especially residential housing. Michael finishes by talking about the cometitively priced value of land in New Zealand, the stablity of the economy and the robustness of accounting and legal systems.
