What is sustainable tourism and why is it important? Ciaran from ProfileTree was joined by consultant Mike Ball via 'Zoom' link for a Business Leaders series video interview. Mike, who is a tourism expert with over 20 years of experience in the industry, is now s freelance tourism consultant offering his experience in a wide range of tourism specialisms. Many of the services he provides include analysis of tourism markets and development of tourism products and destinations. Mike explained: "These days I'm mostly concerned with sustainable tourism markets, for instance a niche would be eco-tourism, eco-accomdation or sustainable marine tourism, that kind of thing." He also outlined his path to becoming a tourism industry specialist. "I'm half Indonesian by birth and I was brought up in Africa. So in a way, I was always travelling from a very young age. My main interest, how I came into tourism was when I became a VSO (Voluntary Service Overseas) after my first degree. "I went to Tanzania and was working on an agricultural project. In was right out in the bush in Tanzania and what became clear to me was that people have to get value out of protecting the environment around them. "I became interested in tourism that way and eco-tourism. I came back from Tanzania and did a Masters degree. I wrote my thesis on eco-tourism and after that I did a bit of work with NGO's. "This involved working with education and producing text-books about eco-tourim and conservation. Then I worked for a tour operator for over ten years." This blend of experience led Mike to establish himself as a freelance consultant, while still working for the tour operator and writing too. "I was writing articles for magazines such as BBC wildlife magazine, Geographical and stuff like that. Generally news articles on sustainable tourism. I then came across an opportunity at Mintel and have been working for them ever since." "I don't want to talk to much about Brexit, but it is on everyone's lips at the moment...it's going to have a major impact on tourism no matter what happens, in fact its already having a big impact on tourism. So the government has a key influence on what happens in tourism. "Tourism is a unique industry, in which almost everything has an impact on tourism. Economics, politics, conservation, retail, utilities, construction, food industries, almost everything impacts on tourism and the government has a major influence on all these sectors, therefore it has a major role to play." Another question. “I’m sending out email blasts from the Automarketer every week and I’m getting about a five percent response rate. How can I get more leads from the Automarketer?” Text and voice blasts. When you send somebody a text the response rate is five to ten time as great as it will be with email. People look at their text blasts, or listen to their voice mails. They’re going to use that. Now, a text blast sends out a message that says, hey, “Would you consider selling your home rent to buy rather than just renting it outright?” And by the way, you can change that message to anything that you like. We send out that one because it happens to get us a lot more leads. Voice blast, same way. In the text blast you can actually send out a link to one of your clone sites that explains how we work. So you send out a link to one of the websites www.buyersforyourhouse.com. If you go check out that, that’s one of the clone sites that it sends it to. And that’s the rent to own seller site, selling the seller on the idea of working with us. We also have another site that we have a series that sends out to. www.wewillbuy.com which is just an “I’ll buy houses” type of site. We have another one that is for sale by owner, subject to for sale by owner campaign and it teaches people how to, how you can buy their property subject to. And that brings in subject to deals. So all these types of websites can help us and if we send a text blast out to those people explaining those things then they can fill out a form and it’ll send us a lead and we can call those people up. And then they fill out that form after reading what we do those leads are, almost a hundred percent can be converted if you have any skill at all talking to these people. Now, a word of warning here. You have to learn how to talk to people before you can convert even the best leads. So that’s why we make sure that you talk to as many leads as possible. That’s why we do voice blasts without a url so people will automatically call us back or a text blast without a url link so that they automatically text us back and then we can call them. One of the beauties about using text and voice blast is that as soon as we send it out, within five or ten minutes after we start the blast we’re already getting back responses. And some of them are going to say no. But some of them are going to say yes, or tell me more, or yes I’ll do it if you’ll give me $20,000 down. You know, we get all kinds of crazy responses. But, when you have people that some interest at all we want to get them on the phone and we want to talk them through the process and help them understand why what we’re doing makes so much sense. And whenever you’re talking to these people, one of the things that you always want to go back to is what is their best option? So if you look at the Automarketer there’s a sheet in the Automarketer on the lead sheet, it says, “Seller Options,” and if you click on it it’ll open up all the seller options that that particular seller has and you can look through it and you can say, okay, well, they could work with a realtor, they could sell it under market value. They could go into foreclosure, you know, there’s a bunch of different options that they have. And if you understand what all their options are and look at their situation and you ask them questions about their situation and find out where they’re at, then it’s pretty easy to show them that what you’re suggesting makes more sense than anything else that they have at their fingertips, any other option that they have available to them. You’ve become the best resource that they have. I don't own it; I raised venture capital. Crazy Egg isn't a personal blog either. With Quick Sprout I ended up creating a business around it, and then I'm like you know what, I want a personal blog that sticks with me for life. Funny, Neil Patel turned into Neil Patel Digital which is my agency, so now I don't have a personal blog anymore. But most people don't know if they want a corporate blog or a personal one. And here's the mistake that I learned. If you want to sell a company, you're better off creating a corporate blog. If you're a serial entrepreneur and you want to tap your audience because you keep creating businesses in the same niche, you're better off with a personal blog because you can keep building up that business. Or a new business, and then once it gets to a decent size and it's self-sustainable you can do other marketing channels or build up its blog. I'm a big believer that a personal blog for serial entrepreneurs is something that everyone has to have; it's more important than a corporate blog. That's how I got my start. I didn't want to create a blog. I was like I want a place where I can keep going and marketing to the audience. The global digital advertising business is multi-billion if not hundreds of billions, right? I don't know what the exact number is, but Spend is over probably $100 billion a year. It gets down to how big the market is. Because you're never going to take 100% of it, you're only going to take a fraction of it. And for me, if I got 1% of the digital marketing industry, I wouldn't care, I'm rich, I'm a billionaire, right. And I'm not doing this for money. I want to create the largest marketing technology company in the world. I don't have a goal for what I want to buy, I don't care for homes or cars, and you know that. For me, I want to create the biggest company. And it's kind of like a sport in and of itself, it's the scoreboard, and I want the highest score. I don't have a company I've created that's in the billions yet. You know, there's a lot of companies like Adobe where they have marketing components, and they're bigger. If you look at Google, they're focused on marketing; they're $700 billion, Facebook is $500 billion I think currently. Either way, they're all large corporations. I have a long way to go. And that's why I built up the Neil Patel audience because I'm like if I can build this big community of marketers, I can keep going after them. See everyone talks about Instagram and Facebook, Pinterest, but you know what, Facebook changes their algorithm and then you're in trouble, and then you get half the traffic. Same with YouTube, same with Instagram. With my blog and my audience, it's my email list, I control it. Yeah, sure, maybe I'll get a little bit less traffic because Google adjusts their algorithm. Or Facebook adjusts something. But I'm still in control. It's my platform; no one can shut me down the next day. And that's why everyone should create a personal blog and start a personal brand. The way to build your brand is simple. You have to grind. Three years of writing amazing content, and then just going out there and trying to outrank everyone. And it was a really simple process; I went to SEM Rush, I typed in every single competitor, I looked at their most popular content. It shows it by traffic. I took those articles, and then I put them into ahrefs, and I sorted them by which ones had the least amount of backlinks, and I wrote better versions of all of them. And that's how my traffic grew. Because I'm like wait, these are the articles that get the most traffic, yet they're the least competitive because people barely built any links from, let me just go and write better versions of them that are updated and more thorough. After years of doing that, that's how you get a lot of traffic. My buddy Mike, who runs Dr. Axe, did a similar strategy, and that's how they got to over 20 million visits a month. So by building a personal brand, building loyalty, it's easier to get people to come back and build a massive audience. This is a bit of a rant. There are many articles sold by 'big business' that is described as 'green', 'sustainable' and 'fair trade'. I question the 'truth' of the marketing slogans. In 'DIY' stores across England, there is a lot of timber sold as 'sustainable'. Not only is most of it crap, but I doubt very much that it will 'save the forests'. I have seen floor boards that would make good propellors, they are so twisted, and 'planed, square edge' stuff that is warped beyond salvation, only fit for firewood.

This question is, “I just started a month ago using your Automarketer system. Every time I get on the phone I feel like a bit of an idiot and I stumble around when I talk. Even when I’m using your scripts. I’ve talked to about twenty sellers now and already I feel like I’m getting better, but I’m still not getting anyone to sign the lease option memo. They just don’t seem to think I’m credible and I don’t really blame them. Are there any techniques other than just practice that’ll help me sound more credible and will show that I’m a real investor rather than some schmuck who just watched a late night, get right quick show?” There’s some great ways to build your credibility. One of the old ways that we used to do it was we’d build a buyer’s list. You have what they’re looking for. If they need a buyer, you’ve got buyers and that gives you credibility. That puts you above them on the scale because they’re just trying to get their property sold. Another way to build credibility is learn how to talk to the sellers and use these other techniques that I’m going to teach you right now about credibility. Learning how to speak is your main source of credibility. If you learn how to speak with authority, with knowledge, with compassion, if you learn how to listen to these people, and listen to their problem and be able to give them a real solution to the problem and do it with confidence. We want to make sure that we understand their problem and we can solve it. If we do that and we do it with confidence in what we’re saying and we listen to them, again, listening is very important. Because at the beginning, after talking to twenty people, you don’t have the ability to listen yet probably. Probably what’s happening is you’re trying to think of the script. You’re trying to read the script, you’re trying to ask questions but you’re not really listening to the answers. There’s a lead sheet in the Automarketer that you can open up. There’s places you can fill out and you can put the information about the property and all the questions that we have. And once we have answers to all those questions that are on that lead sheet, we can make an offer. We can make a zero down offer for their property or an under market value offer. Another way that you can increase your credibility is using the data feed system in the clone sites. e have a data feed system that allows you, that other people will put their properties on your site for you, or, you know, and you can put them on there an it’ll look like you’ve got a real business going. Also, just having a webpage, so you can send them to your rent to own buyer’s site so they can see, here’s how I’m bring in buyers. You combine that with your skill at talking to them and you combine that with having buyers for their property and you combine that with having other properties for sale, you put all these things together and your credibility goes through the roof and people trust you on a much higher level. I listen to me, and I suggest that you listen to yourself, you know, make these conversations. All those things are really valuable to help you learn and get better at this process. The first stage of growth is from revenues of zero to about $250,000. We call that creating a successful law practice. I have been reading Jane's articles and following her tweets since I started blogging myself, and she continues to give fresh perspectives that help authors as well as others in the industry. So I am excited to bring you this interview with her. How Jane's career started with a degree in Creative Writing and then moved into corporate publishing at F&W Media where she spent 12 years. She was publisher of Writer's Digest so was writing and publishing about writing and publishing! She also specialized in learning about the trends in self-publishing so has been aware of the market for the last 10 years and how things have changed. Changes in ebook world. The exponential growth of ebooks in traditional and independent channels. The growth is a lot slower elsewhere but in the US, the growth is huge. At some publishers it is above 20% now. The other component is not just ebook sales, but online purchasing of print or electronic which is what impacts the brick & mortar stores. This trend will change book buying. There are also a lot of new tools available. Jane mentions Pressbooks which makes it easy to create professional ePub files. Vook which may be a competitor to iBooksAuthor -- multimedia ebooks with very little training. On the importance of print. My own opinion. Jane talks about print on demand for those indie authors whose customers demand some kind of print. The more interesting side are the special print editions that are a luxury product for fans. This is high quality, hardcover, special edition that is customized or personalized. I mention Cory Doctorow's special hardbacks priced at $275. What's broken with traditional publishing and are they changing? The print/return model to bookstores and the lack of transparency in reporting. Big publishing is responding to these issues but slowly and only when it benefits them. Simon & Schuster have introduced a more accurate reporting platform for their authors. But publishers are not feeling the financial pain of the existing model. Advances, royalties, return model still make them money. Jane mentions Mike Shatzkin's site which is a great site for publishing news. On discoverability and platform. The importance of meta-data, making sure all the fields are completed and accurately tagged and categorized so that your book comes up in search. Being algorithm friendly is important. Creative marketing online is another aspect and this is a combination of your own story, your own strengths and also your target audience. There is a sweet spot for everyone. Look at who you want to attract which will drive your strategy. It does need to grow organically and not just be 'me too' marketing. Jane has a great article on author platform here. On author platform and then the breakout novels that aren't related to the size of a platform. This is out of our control -- is it just luck? It's hard to break down the breakout novels that do crest on media mentions, serendipity and other factors we can't control. There is magic but we can only be prepared by putting in the effort to try to kickstart the process. People are impatient. People put in a few weeks of effort and then wonder why they aren't a bestseller yet. Set tasks that you can sustain for months and then adjust as you understand what people respond to. It's a continuous journey and if you're new to marketing, there is a lot to learn. The 'overnight' success often comes from years of persistence. Jane wrote a tongue-in-cheek book on The Future of Publishing, which I recommend. She says 'You can't be just a writer of stories and books anymore', and this is true depending on your priorities. Jane mentions the Seth Godin comment that writers shouldn't expect to make money anymore. The old attitudes don't cut it in this new world. On introverts and marketing. Jane and I are both introverts. Before social networking, marketing was foreign. But the new ways allow us to connect in non-threatening ways that allow us to be authentic and real. This is life-changing! It's not about a pushy, fake persona in marketing. It's about being you and this is sustainable over the long term.

Google SEO is a competitive landscape and the people who are winning are those that are willing to put in the work. The good news is that not everyone is willing to put in the hard work and effort to keep their articles up to date. Over the years, “older” pages may have built backlinks naturally. And back then, their pages probably deserved them. But do they still deserve them today? In many situations, the answer is no. As SEOs and marketers are getting smarter, creating high-quality content has become necessity. But you may have had a hard time getting exposure whether that be due to a small marketing budget or the top ranking pages having way too many links to compete. However, there are easy ways to identify “low quality pages” and to use these as opportunities to create backlinks to your superior, up-to-date content. The easiest way to find these link opportunities is to use a tool like Ahrefs’ Content Explorer. This is Ahrefs’ mini search engine that has over a billion pages in its index, a ton of SEO metrics and filters that helps you laser-target in on your results. Just search for your target keyword, then filter for pages that have a lot of referring domains pointing at them. Then you can set another filter to pages with less than 1,000 words. Finally, add a date filter to search for pages that were published a while ago. This should give you a nice list of potential pages that have earned backlinks, but may not have updated their content to meet current standards. From here, you can analyze these pages backlink profiles and pitch relevant link prospects with your better resource. Frank says, "Joe, is there a way, at a modest cost, to send a certain number of emails to nonsubscribers with an unsubscribe feature without getting in trouble? Is there a way to send a text blast of a certain number to nonsubscribers without getting in trouble?" If you're sending to nonsubscribers and you're doing, it's not a commercial, it's not a response to a commercial lead, then it's spam. And you can't do that. One of the things that we do in the Automarketer is we respond to people who have put, placed an ad in the paper. So, or in Craigslist. You know, or we'll send them a text blast because they've advertised their phone number saying, "We're interested in selling our property," and our text blast sends them a text that says, "We're interested in buying your property." So we're responding directly to their ad and that's legal for us to do. We're not, we don't have to worry about consumer "do not call" lists at all because we're going, we're not going to the consumer, we're going to people who are advertising properties for sale. We're going back to businesses. Even though they may be consumers, they are you know, regular people that just have a home to sell. We're still, they're working as a business because they're selling their business and we are contacting them that way. So if you send a text, unsolicited text, unsolicited emails, that's considered spam and the canned spam rules cover that. In some states they have the same rules for text blasts and I have a feeling we're going to see more and more of that happen. But we're, you know, in a great situation because we're working business to business by going to these people that are selling these [properties] and saying, "We're interested in buying these properties," we're going after them for exactly what they're trying to sell. And we're saying we want to buy. So there's nothing spam or illegitimate about the way we're doing it. That doesn't mean that it doesn't irritate some people. We get that as well. We get people that are irritated, say, hey I, you know, I got, you know, I've got other people that text me. I'm irritated by it. Don't send me any more of these texts. So, we put them on a black list and we take them off the list. And that's kind of the way you do business. If we don't call our leads, you know, if we don't call people that are potentially our leads, if we don't do advertising, we don't have a business. Every business in existence markets and advertises. If you don't do it, and you don't do it properly, you won't be in business very long because business isn't going to come to you. You have to go out and get the business. All right.
