Investment property as a way to achieve financial freedom looks great on paper. But how does investment property work in the real world? The goal when people invest in properties is usually to make money and there are three different ways of doing that: Positive Cash Flow–The income coming from a property is greater than the expenses resulting in a surplus of cash every cycle (whether it’s weekly, monthly, yearly, etc.). Capital Growth–A property goes up in value and the growth results in a profit. Tax Advantages–This could be done through a process like depreciation where you earn a high income, pay a high tax and make an on-paper loss on your property to where you can get some tax back. The smart money has learned decades ago, from their Accountants and Tax Lawyers how to maximise their ability to distribute tax between family members, protect and hide assets from creditors, and help with succession planning, all this is achieved through trusts! And this makes trusts an essential tool when it comes to wealth creation. So my advice to you is don’t try to reinvent the wheel, just learn how to use it, and more importantly make it relevant to your current situation. With respect to property purchases and holdings, the most commonly used trusts are Discretionary Trusts, Unit Trusts and Hybrid Trusts. Amongst the three most common trust structures it all depends on your particular individual circumstances as everybody is different and has different requirements and strategies which determine which type of trust structure is used for each property purchase. For example, a property investor may hold several properties with different types of trust structures for each property. This definitely always depends on the particular situation every time a property is purchased, for example, you may be an employee or running a business or you may be part of a complex family or joint venture structure with non-related parties so therefore it is always recommended that you obtain advice from your accountant and lawyer to determine the best trust structure every time you wish to purchase a property before you actually acquire the property. Similarly, property investment can be very cost prohibitive and unforgiving if the incorrect trust structure is used in the beginning and to unwind and re-structure from an incorrect trust structure to the correct trust structure will subsequently give rise to capital gains tax and stamp duty liabilities as well as legal costs. It is very important to seek professional advice to ensure that the correct trust structure for your property is established from the beginning. Discretionary Trust: For many years, the Discretionary Trust has and still is the most common structure used for property investments especially for a closely-held family controlling the assets which typically does not include anybody outside of the family group. Discretionary Trusts usually provide better asset protection, estate planning and also tax planning flexibility.

Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. When your new to real estate investing, the thought of making an offer and filling out the paperwork and writing a contract can seem daunting. n this video, I’m going to show you the least you need to know to making an offer on your first investment property. ALL-IN-ONE HOUSE FLIPPING SOFTWARE http://GetFlipster.com So let’s breakdown the 5 things to include and consider when making an offer to buy investment property 1. Price The first is pretty obvious and that’s the price you’re offering. Now keep in mind, price is not the only thing a seller considers when deciding to accept your offer as you’ll lean in a minute. 2. Terms The second thing you offer should include is what we call the terms or payment method. There are 3 different methods for payment. First is “cash.” We call this an “all-cash offer. The technical definition of all-cash is that the funds are liquid like sitting in a checking account or under the mattress but what it really means is that the offer is not subject to bank financing. So that means hard money and private money, which are 2 forms of investment capital can also be considered cash when making offers. Now you may want to let the seller know that you’re using hard money to fund the purchase but I typically don’t. The second method of payment is traditional bank financing. Now this form of payment means that your offer is subject to bank approval meaning that you’ve just created a contingency or a way to legally not perform on the contract. If you don’t get the bank financing approval, then you don’t have to buy the property. This can be seen as a negative to the seller. The 3rd type of payment is what we call “creative financing” which are alternative ways to control the real estate without cashing out the seller. On this video we’re not going to go into all the details but this includes strategies such as seller financing, land contracts, subject-to, options, lease-options, and so on. 3. Consideration The next thing your offer needs to address is what’s called “consideration or good faith or more commonly know as an earnest money deposit. This is an specified amount of money that is held in escrow to show your good faith to buy the property. If you don’t perform on the terms of the contract and all of the contingencies have been removed (I’ll talk about contingencies in a minute), then the seller gets to keep your EMD. Now to learn how NOT to pay an EMD deposit when making offers on deals then watch this deal and to learn how to not pay an EMD when wholesaling houses, watch this video as well. So how much should you pay for EM? There is no rule, it’s whatever you and the seller agree to but typically $500-$1000 is acceptable. 4. Contingencies The 4th thing you offer should include is any contingencies. The 2 biggest contingencies are financing, which we discussed already and an inspection contingency. This means that you as the buyer have a window of time to make sure the condition of the property is satisfactory. If during the inspection time, you discover issues with the property, you can either ask for concessions from the seller or back out of the contract and get your EMD released. Typically inspection contingencies can be anywhere from 3-10 days. Keep in mind, when buying investment properties, it’s important to let the seller know that you are buying the property “as-is”. That means you’re not going to come back and ask for concessions to replace the carpet or paint. The inspection should be for big ticket items like maybe structural or the roof or things like that. There could be other inspections like termite, pool, etc. 5. Closing Date Number 5 is the closing, meaning what date you are agreeing to close on the sale of the property. Typical closing are 30 days but can happen anywhere from 24 hours or past 30 days but you want to make sure you spell that out in your contract. VA Loan For Investment Property - Converting a VA Loan to a Rental property is a great way to Invest in Real Estate for $0. VA Loan occupancy requirements only state the home needs to be your primary residence at the time of purchase and it's possible to turn your home into a rental investment property after you purchase it. I personally have purchased two homes using the VA Home Loan. Both for $0 down and I have turned one of them into a rental property that is cash flowing for me. If you are interested in purchasing your first investment property and want to do so with $0 down, the VA Home Loan is a great option. The first step is to research your maximum VA Entitlement and purchase a home well below your maximum. Then research the potential rental income you can get for your property before your purchase it and make sure you can rent the home for more than your monthly mortgage payment. Then move out of your home and turn it into a rental property. My lender required 6 months of rental income before he would offset my monthly mortgage payment by my rental income. So during this time, I just moved onto base housing while I was in the military. Then determine how much VA Entitlement you have remaining and purchase another home below this maximum cap. Now you own two homes and purchase both purchased with the VA Loan. Keep in mind there are three ways you make money with a rental property. 1. Cash Flow: This is the difference between your monthly cost to own the property and how much you are charging in rent. 2. Appreciation: On average, the US housing market appreciates 3% per year 3. Debt Paydown: With every mortgage payment you are paying down the amount you owe on your loan. What I’m going to show you today will help you with all of that. First, Let’s talk about the four key terms The first term you need know and understand is Net Operating Income. This is actually quite simple, the net operating income or NOI as it’s known in the business, is the gross Income on the property which would include rents, and any other income the properties producing for example from a laundromat or storage. Then you would just subtract the operational expenses on the property and the difference is the net operating income or NOI. So you understand these…….Operational expenses include things like, property insurance, taxes , repairs and maintenance, property management and advertising…. Now these operational expenses do not include the mortgage or debt. We’ll talk about where the mortgage comes in in a minute. I’m also going to give you an example so you can see this after I’m done describing these terms. So again the net operating income for the in a lie which is the first time you need to understand is simply the gross income on the property less the operational expenses. That’s the NOI. I actually think the analyze probably the most important number you’ll want to determine when evaluating a property because of The huge impact the NOI has on the value……when it goes up so does the value. In those increases in the property’s value from an increase in the N OI are really exponential. And when the NOI goes down so does the value down. Now remember, Don’t confuse NOI with gross income on a property. Cash Flow is the next very important barometer in investment property. For our purposes we will define Cash Flow as the NOI minus the mortgage payments on the property. The next very important term you need to be familiar with is Cash on Cash Return. Cash on cash return shows me How fast my money is moving. It actually tracks The velocity of your money. Or how fast its growing. It will show you How fast you can get 100% of your money back? So if you have cash on cash return of 25% you basically get your cash back in four years. 25% per year for four years as 100% of your cash back and again I’m going to show you an example of this in a moment. So the calculation for cash on cash is actually also very simple. It’s just the Annual cash flow divided by down payment or All of the money initially invested in the deal. Now let’s talk about the Capitalization Rate.
