I go over the biggest MYTH when refinancing a home mortgage. A lot of people lose $1,000's when refinancing (they do not save money...). It's basically this - when 90%+ of homeowners refinance their home they just go back on a 30-year mortgage. Well, if you have lived in your home for 7 years and then did a refinance why would you get a 30-year mortgage and amortize your loan over 30-years. NEVER do that! When you do a mortgage refinance you need to amortize your loan over the years remaining on your mortgage. So, if you have 23 years remaining, then you get a 30-year and amortize the new loan over 23-years (NOT 30). If you amortize it over 30 years you just threw away 7-years of mortgage payments (losing you probably tens of thousands of dollars). Just ask your loan officer how to re-amortize your mortgage and they would be more than happy to show you. This video covers how to buy a house and how to pick a mortgage lender to help you with your home buying process. Finding a mortgage lender is a good place to start after choosing a real estate agent to work with. Make sure to also ask your friends/family who they choose to work with and get a general idea. There are 3 types of top mortgage lenders out there: big banks, mortgage bankers, and mortgage brokers. I personally do not like big banks. If you have a special circumstance, big banks will usually tell you that you do not qualify for a loan, period. However, you may qualify for a home loan through someone else. Big banks are also limited because they are only lending their own money, and if you can’t work around it, then it won’t work for them. I highly recommend looking for local mortgage lenders, try not to use someone out of state. I’ve also worked with several credit unions in the past, and yes, while they do care about their customers, I find that they, unfortunately, provide their loan officers with insufficient training. I’m a big fan of mortgage bankers because they lend their own money but they also do the underwriting for the file in-house. Mortgage brokers have access to several lenders but you want someone who will make sure your loan deal happens because otherwise they won’t get paid until you close. When calling up for rate quotes, make sure to call all of your choices on the same day so that you can get your interest rate locked in. Interest rates change daily so make sure to get your rate quote in writing from the lender. Pick someone who is going to help you with representing your best interests. The banks beneficiary will usually set the opening bid at a foreclosure auction for at least the outstanding loan amount. If there aren't buyers that are interested in the home, then the beneficiary will legally repossess the property. Bank owned homes are also referred to as foreclosed homes or REO (Real Estate Owned). A lot of people confuse a foreclosure with a bank owned home. A foreclosure is not a bank owned home. Foreclosure is the legal process of the bank foreclosing on a home. Once the home has been foreclosed on it's a bank owned home (foreclosed home). A lot of people also confuse the foreclosure / short sale process with the bank owned / REO process. Nothing can be further from the truth. A short sale is a nightmare that can take months (3-6) for the bank even to respond to your offer. While a bank will usually take only 2-5 days. WOW! I would say that this is the number one way new home buyers lose the most money - because they are not focused and do not have a written game plan of what they want. Most home buyers go into the design center and get emotional over all the beautiful upgrades. Of course, this is right were the builders want you... If you want to save money in the new home design center you need to start before you write a contract on the new home. Walk through the model home (or even better - an inventory home) and start asking the builder rep a lot of question about what's upgraded and what's standard. An FHA loan is one of the most popular loan home buyers get. FHA loans have a lot of advantages over a conventional loan. The biggest negative is the mortgage insurance (MI) will never be removed as long as you have the loan, So if you plan on living in the home for many years and turn it into a rental property, an FHA loan might not be the best way to go. This video covers how to buy a house with multiple offers. Following my tips will help you beat other home buyers out in a multiple bid scenario. If you are in a sellers’ market, it’s not surprising if you find yourself in a multiple offer situation. You need to know what you can do to give yourself an advantage over other buyers when it comes to multiple offers on a house. This won’t work with bank owned properties because they usually want the highest and best offer. In this video, we are talking more about traditional sales in real estate. There are four things you can do to crush the competition if you find yourself in a multiple bid situation. First off, your agent has to present the offer and keep that offer clean. Don’t overcomplicate the contract by clouding it up with several specific requests. Secondly, have your buyer write a clause in the contract to escalate the price. There are some states that do not allow this, but if you are able to do it in your state and the agent knows what they’re doing, this can be very effective for winning with multiple real estate offers. Thirdly, write a letter to the seller. Tell them a little about your family and why you like the home. Keep it short and sweet. This really makes your offer stand out and it can be incredibly effective. Lastly, if you are getting a loan, have your lender call the other agent. Having the lender make the first step by calling the listing agent will give them confidence in you as a buyer. Remember the seller and the listing realtor want to know if their buy is ready, willing, and able. As a home buyer, be sure to utilize these four tips because they will definitely help you with learning how to win a multiple offer situation. If you choose a bad mortgage loan officer they can do more harm than good. They can: 1. Put you in the wrong (or bad) mortgage loan program. 2. Change you a higher interest rate. 3. Not get you approved for a loan. Whether you are buying a new home or pre-owned home this video will give you so very valuable informed on how to choose the best mortgage lender (loan officer and company). Unfurtunently, when most home buyers choose a mortgage lender they do very little or no research. Choosing the right loan officer and mortgage company can by one the biggest decisions in your life. 4 Ways to Buy a House With NO Money Down

How to buy a house with no money own or very little down. These 4 different loan programs will give you an idea of the options. So let's start off with the government loans. Everybody has heard of an FHA loan which is a department in HUD (Housing in Urban Development). FHA stands for Federal Housing Administration which they are guaranteeing the loan in case of default. The second one is VA. Now if you've been a veteran or have VA eligibility, you've been in the reserves, then you could get a VA loan. FHA is probably the most popular. FHA is a formula, but it's about 3 1/2% down. That's the down payment for FHA. And then you have the closing cost, and again, this could vary on a lot of different factors. The second one is the VA. VA, probably hands-down is for no down payment and even no closing costs. It's certainly one of the better options out there. If you are a veteran or been in the reserves and you have the eligibility because a VA Loan program actually has a no down payment program. There is no down payment and then you have your closing cost, but again, you could get it from a gift from a relative and you could ask the seller to pay the closing cost. So there's a lot of different avenues that you could go on that. Another one is, when most people talk Fannie Mae, you have Fannie Mae or Freddie Mac, but most lending institutions use a conventional loan and is generally just underwritten under Fannie Mae. Now Fannie Mae does have a 5% down and 3% downpayment program in most cases. You could get into this with your lender because it all depends on your particular case, but in most cases, you don't want to go with the 3% because it's just going to be higher interest rate, much higher mortgage insurance premium. They have a 5% and you could even get that money and the 3% for that matter, you could even get that money as a gift from a relative then you have on the closing cost the seller pay it. We have something called the USDA. This is more for the rural areas, but it doesn't necessarily mean you are really in a rural area or very far away. We have it in some of our outlining cities and you could go to their website and see if you’re are eligible or not. It's 100% financing program and then you could have the seller pay for your closing cost if you want. They have it throughout the country. There many of down payment programs in the US but the drawback is most people don’t know about and almost all don’t know where to start. You have to be cautious and you have to do a little bit of your own research. If you're using a bank, always try to use a loan officer that's local and of course, always try to use a real estate agent that knows what they're doing but that's the basics on the different loan programs. Overall, a VA loan is best if you qualify for one. If you aren't a veteran but have decent credit, a conventional loan is naturally a better choice than an FHA loan. And an FHA loan means that you don't need an exceptional credit or much money upfront, so if you can't qualify for any of the other choices, it may be your best bet. Of course, don't forget to check with banks in your area to see what they offer. The bottom line is that even if you don't have tons of cash in the bank, there are several choices available to help you become a homeowner, so don't let a lack of funds keep you from buying your dream home. Anyone who is considering buying a home obviously wants to get the best deal possible, but how can you get the best deal on your future home? If you are considering purchase a lot and having a home built just for you, then you should consider looking into purchasing a lot in a subdivision that has nothing built yet. Most times builders will give you a really low price in order to start the process of building on the subdivision. If you go back a few videos you can learn some pointers on how to decide whether an area is right for you or not with helpful tips from the video. The builder will be more motivated to sell that home if it is one of the last ones in the area to finish; you can get a good deal if you look into homes that are 50-75% finished in the building process. Another option to consider is to hire a real estate agent to help you purchase your new home; some Realtors work closely with local builders and will have a good idea on the best deals in the area. The Realtor will also be better to use as a communication tool between you and the builder simply because builders acquire most of their business from Realtors, meaning they are more open to working with a Realtor than a private party buyer. A few things to keep in mind as you are searching for your new home, when you purchase your home you want to consider the location, floor plan, elevation, lot orientation, and the builder’s reputation. Most buyers are concerned because their home is not complete when they do they first walk-through (I'm not talking about the new home builders final walk-through - the day of closing). This is almost always going to be the case. Because the builder doesn't want to bring the different crews back multiple times. They want your home inspector and you to walk through first, then they will make a punch (repair) list of all the items to be fixed and/or replaced. Please keep in mind a few things when you do your new home walk-through and orientation: 1. The home will NOT be perfect. This is the point of your walk-through. 2. You do NOT own the home - the builder (company) does. So give them the opportunity to fix things. 3. If everything is not fixed to your liking by the final walk-through (usually the morning of closing) make sure you get everything in WRITING with a signature on it. And always hire a knowledgeable Realtor that knows New Construction Homes!!!!! Please contact me if you have any questions. Overall I think most of the builder’s lenders are going to be fair. They will not be the lowest price, but they are not going to rip you off either. If you do find they are being greedy on the interest rate and closing costs I would recommend you talk with your Realtor about how you get the lender to be more in line with their interest rate and closing costs. Of course, it always starts with choosing the best real estate agent. It’s important to not only choose a Realtor that know the market, home builders, communities, and new construction but someone who knows and understands the lending industry. Now, if you purchase a pre-owned home you are stuck with whatever the previous owners liked. Most times this boils down to cosmetic issues that can be changed but it is still hard to picture the home being yours with these issues you do not like. Second, with pre-owned homes you might be saving a few thousand dollars on the price of the home but you are actually going to pay more for the utilities for the home and you will have more maintenance to think about in an older home. When you purchase a new home, things are tighter, less drafty and most times made with better quality materials and “green” materials, thus making new homes more efficient when it comes to utility use, plus with new homes since they are built new there is no maintenance in the beginning. When purchasing a home think of this the price is simply the price you pay for the home, but the cost is the price you pay for the home, the utilities, and any maintenance that the home will require, all added together. No matter which route you chose, whether you are looking for a new home or a pre-owned home I recommend finding an experienced Realtor who knows the Tampa real estate market inside and out; that can help you decide and show you the homes in the area you like most. Overall I think Taylor Morrison is a good home builder based on my business experience with them and what my friends had to say. My inspector is not a big fan of theirs and thinks they just build an OK home. The main reason I gave Taylor Morrison an average review is because when I talked one on their sales reps in Tampa and told him I was going to be doing a review of Taylor Morrison all he had to say is that Taylor Morrison is like all the other builders; that they all build the same quality of homes. I could not believe a SALES rep. would be so clueless about the different quality of construction between the new home builders. So, with that said, I gave Taylor Morrison homes a 3 Star Review. A 3 Star Review means Taylor Morrison is an average home builder. No Better or no Worse than other builders. I personally that Taylor Morrison’s sales manager need to educate their sales reps. Those who tell you this key phrase are speaking the truth. In real estate, location has a lot to do with or should have a lot to do with your home buying options. The last thing you want to do is build a home in the Tampa area with a very slow growth, because when it comes time to sell your home in Tampa you could take a big loss. While your home may be worth well over $200,000 if the homes around yours are only appraising at $170,000 then that can bring your home’s value down. This video covers how to buy a house with no money down or very little money down. There are many different loan programs out there and I’ll go over some of them to give you a general idea about these options when it comes to how to buy property with no money down. As always, double check and make sure with your realtor and more importantly your lender to see what options are available to you and your particular situation. There are government loans like the popular FHA loan– FHA’s insure the loan in case of default. FHA’s usually have 3.5% down payments and varying closing cost factors. Keep in mind that some states have higher/lower closing costs. With an FHA loan program, you can buy a house with no money down because you are allowed to get the down payment and closings costs as a gift from a relative. You can cover both the down payment and closing costs or one or the other. Sometimes you can get the seller to cover the closing costs as well. If you are a veteran or have VA eligibility, then you can get a VA loan. VA is one of the better options out there if you are a veteran or are in the reserves. VA has a no down payment program and you can get the closing cost money from a 401k, a gift from a relative, or ask the seller to cover it. Another one is Fannie Mae – which has 5% and 3% down programs. In most cases, try not to go for the 3% program because it will usually have a higher interest rate, higher mortgage premiums, etc. With these, you can also use the down payment as a gift from a relative or ask the seller to cover closing costs. In the Tampa bay area, we have something called USDA – we have it in our outlining cities. Go to their website and see if you qualify for USDA eligibility. It is a 100% financing program and it’s offered throughout the country but you have to make sure that it is offered in your area where you are located. I’ve also attached some links that will take you to websites that help with down payment assistance. Visit: http://bit.ly/1ruScsc to view down payment assistance options that you may be eligible for. There are many programs out there for down payment assistance and most people don’t know about them, and a lot of people don’t know where to even begin. Do your own research/homework and see which one works for you. Remember, if you are using a big banking institution – always try to use a local loan officer. You know what they say, out of sight, out of mind. So make sure you’ve got someone who’s local who can help you the option of a no money down mortgage. It used to be if you rewind the clock back to probably about 2005 or maybe 2008 or 2009 it used to be considered like New Tampa's little brother or maybe New Tampa's little sister. There were a lot of first-time home buyers and first-time home builders going in catering to the first-time buyer like in Bridgewater, North Wood, and some of these areas but then all of the sudden you have Seven Oaks by Crown Development that went in that was a game changer and they started cutting in streets like they widened Bruce B. Downs, they extended 56th and they just opened up the whole area so there's just a ton of development; as a matter of fact in all Tampa Bay over 50% of all the residential and commercial development is happening in Wesley Chapel, FL. It just has a ton of stuff going on; movie theaters are opening, malls are opening, community colleges are opening, and subdivisions that are absolutely off the hook are opening. It is just a really booming area, very nice. Search all Wesley Chapel homes for sale at http://bit.ly/29oi5TS A lot of people think the homes in Wesley Chapel is a little far. If you live in Wesley Chapel you are above the 75 and 275 split and it actually could be quicker to get to areas of South Tampa and downtown Tampa than even New Tampa is and New Tampa is closer as the bird flies. It is just a really nice area, great schools, very low crime, and people with kids if you have kids they just absolutely love it because there are so many things to do not just in Wesley Chapel but in New Tampa and Wesley Chapel is just a really, really growing community. You could basically throw a dart in Wesley Chapel and hit a goldmine. Of course if you are retired, people who are retired I've sold quite a few people who are retired coming from the north homes in Wesley Chapel because again they just love it. What are the 3 “P’s” of the home selling process? Presentation, promotion, and price. This video will go over the third “P”- Price. Price is usually a difficult subject for people when selling a house in Tampa or anywhere for that reason. Remember the #1 mistake home sellers make: choosing an Realtor based off of the listing price they claim your property should sell for. Please be aware that real estate agents get little to no training… so make sure that the Tampa Realtor you choose is knowledgeable and experienced with pulling good comparable homes when determining the property’s asking price. Get statistics and information on local schools in Tampa, etc... The Realtor should run comparable homes from the last 6 months in the same neighborhood- they must use homes that are similar to each other and in similar condition. Then have your agent go back a little further- a few years in fact- to see what the pricing trends are in your neighborhood. Be sure to use similar quality homes as real estate comps, because the resulting data will be incorrect if not. You shouldn’t rely only on the price per square feet from your agent. All homes have a price range. For my sellers, I’ll show them the current competition of active, pending, and sold listings. Then we can determine your home’s value range from there. Try not to stray too far from the resulting home values range. Also, if your home is priced at a poor price range, for example $252K- you’re limiting the traffic of home buyers coming in to see your home. Those home buyers may have a purchase maximum of $250K or $260K. Be aware of pricing increments- because there may be a pricing threshold that won’t attract home buyer traffic to your property. Keep these home selling tips in mind when you meet with your Tampa listing agent and when pricing your home – you’ll be sure to sell your house fast. Let me help you choose the best location, best builder and get into a new home at the BEST PRICE! In this new homes video I talk about how to get builders to fix things after the warranties expire. I've had builders repair roofs, stucco, paint... 2, 4 and even 6 years after the home was built. This is a little know secret that very few people know about and can save you thousands of dollars. Most builders will offer a one year wall to wall warranty, meaning if anything should go wrong in the first year you contact your builder and they will handle fixing it for you. The second popular warranty offered by new home builders is the 2-5 year warranty, this one covers the components of the home, such as the electrical, appliances, furnace, and things of that nature. Most people hear 10 year warranty and they stop listening and never realize it is only on the structure of the new home. When you are at the closing for your new home you will be given a book, this is very important you hold onto this book because once your warranty validation sticker arrives you must apply that sticker to this book or you will not be able to claim the warranties should a problem arise. If you do have to call your builder with a problem remember they are human and things happen, it’s not their fault. Explain that whatever it is must not have been completed properly the first time because now there is a problem. Builders will get on the phone with the contractor responsible and most times will have the issue fixed whether under warranty or not. The key is to remain calm and be careful how you explain the situation. Real estate contractors that work with builders will do just about anything to keep the builders business so if that means fixing a few issues that are out of warranty it’s not a big deal as long as they keep the builder happy and keep their business. While you are one customer to the builder, a Realtor is a returning customer, if that makes sense. Typically real estate agents account for 70-80% of a builders business. Realtors can refer many potential buyers to these builders whereas when a private party goes in alone the builder knows this person will only be buying one new home from them. While this difference may not affect the price of the new home it can certainly affect how you are treated from the builder. Builders hold real estate agents on a much higher stand than they do the private party buyer, simply because the Realtor has the potential to bring in a boat load of potential buys for the builder and no one wants to lose business. More buyers mean more money. When you decide to hire a real estate agent you don’t just want the first person you can. When you hire a real estate agent it’s imperative that you hire someone who is very familiar with the different builders (companies) and their inner workings. Some who really knows their stuff! Think of Realtor as someone who can save you a lot of money, but as your backup. Someone who will watch your back and take your side, because let’s face it if something happens during the building of your new home the builder and sales rep are on the same team and they’re going to do what best for the company. In this new homes video I go talk about the difference between "Quality & Quantity Builders in Tampa Bay". This is one of the most important aspects of buying a new home and the MOST overlooked part in the new home buying process. I see home buyers buying junk homes all the time and I wish they would have understood what they were buying and the reputation of the builder who they bought it through. After working with thousands of home buyers and real estate agents over the years it amazes me how many people don't know the difference between a quality built home and a quantity built home. I consistently see buyers (and their real estate agents) over pay for a home because of their lack of education. I understand buying what you want and like but why would you buy a Honda if you can get an Acura for the exact same price? Have you ever been looking at real estate and went into a new home and just been speechless, as you look around at all the detail and beauty of the home? You could classify this reaction as the difference between a quality builder (KIA) and a quantity builder (BMW). When you are building your home if you want more of the basic things in your new home, such as 9' 4" ceilings, basic cabinetry, floors and counters and little to no detail then you are more than likely going to want to hire a Grade 1 quantity type builder. Tampa builders such as Centex Homes are wonderful builders if this is the type of home you desire. While your price will include basic features you are always welcome to upgrade features for additional fees, so you can still get the home you dream of. Click here: http://bit.ly/1XjjnSt If you prefer to go more middle of the road, then I suggest a Grade 2 builder such as Taylor Morrison Homes. These builders put homes on 60 foot lots, giving a little more space for additions and customizations. The grade 2 builder focuses a little more on the quantity factor and tries to show attention to detail in their builds. Some features of a grade 2 built home include ungraded counters, floors, 10 foot 4 inch ceilings, upgraded cabinetry more detail when it comes to baseboards and corner pieces of wall. View all new construction Tampa homes for sale at http://bit.ly/298ukGR Finally, if you want to pull out all the stops and have a home that will wow everyone, I recommend looking into hiring a Grade 3 builder, like Cardel Homes. Cardel Homes specializes in quality building of homes on 65 foot lots giving the purchasers much more space to build larger homes. These homes tend to be more expensive than the other two grades but they provide much more detail. Details that could be beneficial should you ever want to sell your home. Some features can include 14 foot ceilings, granite countertops, tile flooring, and much more detail on the outside as well as the inside. Another important thing to consider when you are deciding on which grade builder to go with think about things like quality of materials used, such as the wood being used to build the frame of the home, what type of insulation is being used, these factors can all either have wonderful long term effects or horrible depending on the quality of materials used. As your new home is being built I recommend walking through after each stage is complete. The foundation goes down, walk through it. The frame is built and put in place, walk through it and inspect it. By keeping up and monitoring the build you can help insure the builder does not cut corners and you get exactly what you want and are paying for. You might also want to enlist the help of an experienced new home real estate agent so that they can help you in determining how things should be done and to keep an eye on things.
